A house for generations, on the marsh.

Some houses are built for a season. This one is built for the long table at Thanksgiving, for grandchildren on the stairs, and for years of evenings on the porch watching the tide come in.

69 Marsh Court, known to us as Lot 73, sits on the quiet end of Crane Island. It looks west over the tidal marsh, where the grass changes color with the light and the herons keep their own schedule. It is a spec home, designed and built by people who have spent their careers getting the details right. It will be ready for move-in in December 2026.

This is the first chapter. We'll come back to this page as the house goes from foundation to framing to finish, and we'd like you to follow along.

The team behind the house

HH Premium Homes, led by Klaudio Hila, is building it. Klaudio runs his jobsites the way good builders always have: he is there in person, he pays attention, and he doesn't let a detail go that he wouldn't accept in his own home.

Pearce Scott Architects designed it. Evan and Pearce draw houses that belong in the Lowcountry, with deep porches, metal roofs, brick chimneys, and rooms shaped around how families actually live. Plan No. 2467 is a clear example of their work.

Julianne Kelly of Carrier Design Co. is leading the interiors. Her work gives the house its warmth: wood on the walls and ceilings, and fixtures and finishes chosen for how they will feel after years of use, not only on the first day.

Room to gather on every level

The house has 5,440 square feet under air and about 1,500 more of porch, spread across three floors. Each floor has its own rear porch looking toward the marsh, so there is always somewhere to sit outside.

The main floor is the heart of the house. The kitchen and living room open to each other around a large island and a fireplace. The dining room sits off to the side, and a covered rear porch runs thirty feet along the back with a fireplace of its own. The primary suite is on this level too, with a walk-in closet and a bath with a freestanding tub.

Upstairs is for family and guests. There are three bedrooms and a bunk room for the grandchildren. A family room with a small bar opens onto an upper porch, which is a natural spot for coffee in the morning or a quiet hour in the evening.

The ground level can be finished as a guest suite, with a bedroom, bath, lounge, and kitchenette. It opens to a long "rainy day porch" under the house. There are two garages and an elevator that serves all three floors.

Inside, much of the house is finished in wood on both walls and ceilings, in V-groove and nickel-gap profiles. The kitchen has Wolf appliances. Plumbing fixtures come from Waterworks, House of Rohl, and Newport Brass, and the wallpaper is from Thibaut. Each one is used where it matters most.

On the outside, the house is plainly coastal: lap siding, a standing-seam metal roof, dormers that bring light into the upper floor, brick piers and chimneys with herringbone panels, and carriage-style garage doors. It fits Marsh Court the way an older island house would.
